I-55 Spec Industrial Building is Leased, Secures 6B Tax Incentive
Tandem Ventures worked with Venture One Real Estate to provide compliance consulting services on the construction of the Rockwell Logistics Center in Chicago’s North I-55 Industrial Corridor. The 174,536 square foot building was originally speculative, but was 100% leased to Concordance Healthcare Solutions before construction was completed in Q2 2019.
The modern last-mile logistics facility is less than 1.5 miles from I-55 and five miles from the Chicago Loop. It boasts 32’ clear height and 205’ loading courts to accommodate trailer or car parking. With access to a CTA train station within half a mile, it creates easy access to jobs for local residents.
Venture One and USAA Real Estate worked in a joint venture to develop the building. Venture One went through the planned development process to fully entitle the site and secure a 6B tax incentive for the project.
